What are the stages of real estate construction?

From the moment you acquire the land, develop the project, obtain the necessary permits, until you build and approve the building - real estate construction takes place in the following stages:

  • Investment intention
  • Territorial proceedings
  • Construction proceedings
  • Construction and approval

How does the capital enter the process?

In the phase of planning and preparation of the investment plan, as part of the zoning procedure and the procedure for the additional construction permit through the investment activity guidance department. For you, builders who are building real estate - it provides information on regulation and comments on investment intentions, which it assesses in relation to valid spatial planning documentation.

It issues 3 basic types of documents:

  • Spatial planning information During the planning phase of the investment plan, the capital city issues spatial planning information for the purchase or evaluation of land or other real estate that is the subject of your interest based on your request.
  • The opinion of Bratislava, the capital of the Slovak Republic, on the investment plan The capital city enables you, the builders, to verify on your own initiative the suitability of the proposed investment plan in the area even in its preparation phase. You have the opportunity to submit your investment plan processed in an architectural study to the capital for assessment and to request the issuance of an opinion of the capital of the Slovak Republic, Bratislava, on the investment plan even before the start of the zoning procedure.
  • Binding opinion of the capital of the Slovak Republic, Bratislava, on investment activity The capital of the Slovak Republic, Bratislava, as the concerned body, assesses the submitted investment plan in relation to the valid spatial planning documentation and issues a binding opinion on the investment activity as a professional basis within the proceedings conducted at the construction office of the relevant city district: - within the zoning procedure (including the procedure for changing the completed building and changing the building before completion) - as part of the procedure for an additional construction permit, or additional permission to change the building

How long does it take to process applications?

It is affected by the quality and completeness of the documentation submitted by you. This should contain a comprehensive evaluation of the compliance of the investment plan with valid land-use planning documentation, the nature and scope of the proposed investment plan, the complexity of the territory in which the plan is located and its coverage by valid land-use planning documentation.

The number of submitted applications within the territory of individual city districts can also affect the processing time (buildings are located and permitted by 15 building authorities).
